We offer two locations: The Country Villas are located in the Zarzadilla locality amongst the foothills of the Sierra Espuna national park just 3 minutes from a delightful village where you be made most welcome, and 15 minutes from the beautiful city of Lorca. Plots in this location are each of 20000m2…..that’s the equivalent of 5 football pitches….and each enjoys spectacular views across olive groves and aspect toward mountain backdrops. We are promoting a number of plots/builds so therefore while you will find a true sense of your own space and privacy, you will be able to enjoy the presence of neighbours who are like-minded.The countryside and coastline is stunning. This is a 'must see' location and the homes an absolute 'must view' The Lorca Villas are located on the delightful and spacious residential areas between Lorca and Aguilas. Here we offer the same designs, specifications, and prices but on 5000m2 plots. These locations are perhaps more suited to those who still wish to retain the idyllic charm but who may be looking to be nearer the city, golf courses, and the coast. We can of course show you both locations. (NB Plot prices between Lorca and Aguilas may be slightly more expensive)
PURCHASE ROUTE / DUE DILEGENCE The purchase route is quite straightforward and at each stage you will receive informed and considered advice that protects you and your investment. ( use of your own independently appointed lawyer is welcomed ). Once you have identified your plot and villa design a reserve of 3000E will be required. Your purchase of a plot which has already been identified as being suitable for building follows, and at the point of paying for the plot and taking title in your own name a formal application for the full build licence is made. This takes around two months to be issued so at this point you only pay a further 10% of the Villa build price.
PAYMENT OPTIONS : Staged Payments to completion: Purchase the plot. Pay 10% of the build cost on licence issue. A 40, 40, 10% stage payment schedule follows and each payment is made when you are satisfied the construction has reached the agreed stage. Plot Purchase and Initial Build Deposit followed by Constructors Mortgage. As an example a 'contructors mortgage' will typically be available to a limit of 80% of the build price. On a 'Sevilla' Villa at 255000E you will therefore have to find approximately 50% of the overall cost with the constructors mortgage of approximately 50% covering the build to completion.
INVESTORS NOTE : THE FIRST TWO YEARS OF THE MORTGAGE IS OFFERED ON A INTEREST ONLY BASIS!!! ...the example above will cost you approximately 380 euros / £260 a month. Lorca is presently seeing the development of high value liesure and structural facilities.
