Spacious traditional Spanish townhouse in the picturesque village of Sanlucar De Guadiana. 2 large bedrooms upstairs, 6.3 X 3.3 and 4.7 X 3.1 (all room dimensions in metres). Lovely high ceilings with pine boards to new roof (replaced 2006) as feature. The larger of the 2 bedrooms has a patio door to balcony overlooking the street and with views down to the river. Downstairs 2 double bedrooms at the front of the house, both 3.4 X 2.0. Sitting room/dining room 4.9 X 3.0 including large cast iron wood burning fire with top warmer (mince pies etc!) Kitchen 3.7 X 2.5 including range of units, gas hob, washing machine and new boiler (replaced 2006). Bathroom 2.0 X 1.4 with white suite. Door from kitchen to courtyard. Vine provides shade (and grapes!) in centre section, with 2 sun terraces at opposite ends of the courtyard, the rear one providing views of the river Guadiana and the pretty Portuguese town of Alcoutim. The courtyard also includes a large building 6.1 X 3.1, same construction as main house. This is currently being used for storage, but is ideal for conversion to a studio or guest accommodation. Sanlucar is a traditional Spanish town, with a quiet, friendly feel but a good range of amenities including a couple of general stores selling local produce as well as other essentials; a few restaurants and bars serving excellent local Spanish cuisine; and a pharmacy and doctor. It is also a port town, with views overlooking the river; and a small ferry boat, which runs to the Portuguese town of Alcoutim on the opposite side. Alcoutim also offers restaurants, shops and bars, as well as a specially created river ‘beach’ area. Sanlucar is situated approximately 40 minutes drive from the beautiful beaches of the relatively unspoilt Costa de la Luz and is only around 1½ hours drive from Faro airport. The area also provides ample opportunity for walking and cycling, and, with the river being navigable, provides an excellent base for sailing and canoeing.
